Who will be liable for maintenance and repairs charges of the industrial shed?

Depending upon the lease, the liability of such charges is defined. We charge you only for the expenses you are liable for according to the contract.

For instance, under a fully repairing and insuring lease(FRI), the tenant is responsible for internal and external maintenance and repair charges of the shed. However, under internal repairing and insurance lease(IRI), you will be liable only for internal maintenance and repairs.

Do you provide utilities such as water, electricity, gas for built-to-suit(BTS) warehouses?

Will I get a designated parking and yard area?

Who will be accountable for maintenance and repairs charges of the BTS facility?

Usually, the tenant is responsible for internal maintenance and repair of the built-to-suit warehouse. The charges for external maintenance and repairs are incurred by either the owner or the tenant. It is subjected to the terms agreed in the lease by both parties.

Depending upon the lease, the liability of such charges can be determined. In a gross lease, the landlord pays for all the charges from the rent received from the tenant. The rent may be higher as the tenant doesn’t have to bother with all the operating activities. While in net lease, the tenant pays for all the maintenance and repairs charges incurred, though the amount may not be fixed.

What are the differences between warehouse space and factory space?

As similar both of these terms may look but there is a difference between them.

Warehouse space is where you can store goods and is sometimes used as a distribution center. They require machinery such as forklifts and cranes for moving goods.
